Construction management is a value-added service where Broccolini is brought onto a project by the client to assist with the pre-construction phase in order to define the project scope, operational requirements and preliminary budget. Broccolini would then, acting on behalf of the client, coordinate the professionals in the preliminary design stage, establish realistic pre-construction budgets and maintain a transparent sub trade tendering and contract award process as well as full construction planning and coordination. Tangible benefits include early construction starts, clear project definitions, early budgetary assessment and continuous value-engineering throughout the construction cycle. Contractually, there are many remuneration methods that can be implemented ranging from fixed management fee, fee based on percentage of total project cost - usually combined with sharing cost savings mechanisms, or simply turning the Management proposal fee into an all inclusive Guaranteed Maximum Price contract somewhere along the project cycle.
