Affordable luxury. Urban lifestyle. Richcraft Condo, Galleria 2, is an oasis in the heart of the Capital. The building features a unique contemporary design. Distinct portions of glass complement brick and stone, blending harmoniously with the natural, heritage architecture of the ByTown area.
Since 1983, Richcraft has been a recognized builder, developer and manager of residential buildings in the Ottawa area. For the first time, the firm chose to entrust the construction management of one of its condominium towers to an outside party. Richcraft turned to Broccolini's expertise for its brand new project located at the corner of Besserer and King Edward streets in a dynamic sector at the heart of the national Capital.
With a total of 235,000 sq.ft., the new 14-storey building comprises of 197 luxury condos offered in a dozen different design models, a thre and a half (3½)-level underground parking lot, and one (1) section intended for stores and restaurants (approximately 5,000 sq.ft.). The residential portion of the building includes a pool and a fitness room for condo owners.
The exterior envelope of 238 Besserer distinguishes itself by its imposing proportion of glass. Harmonizing with the neighbouring buildings, its façade consists of curtain walls and brick. The interior finishing includes materials of the highest quality, including wood panelling and granite on the ground floor. Each condominium unit is equipped with its own HVAC system, included appliances and hardwood floors.
Work for the excavation of the underground parking lot began in September 2010. Construction of the concrete superstructure began in winter 2011. Broccolini supervised the finishing and landscaping of the building, which included a terrace in the back. The project continued until August 2012.
