TORONTO, ON, March 19th 2026 — Broccolini is advancing The Riv, a 37-storey mixed-use residential building in Toronto. The project will deliver over 350 purpose-built rental units in Toronto’s downtown-east corridor and reflects Broccolini’s continued investment in Toronto and long-term commitment to the city’s growth. Construction is expected to commence in the coming months, with completion targeted for 2029.
Originally introduced as a condominium development, The Riv has since been repositioned as purpose-built rental following an extensive period of study and design refinement to align the project with evolving market conditions and growing demand for long-term rental housing in Toronto. The net result of this work is a project with a reduced unit count, with new homes that are both larger and smarter than typical condos and an amenities package that stacks up with what the city has come to expect in a new first-class rental building.
The project is located in Toronto’s rapidly evolving downtown-east corridor, an area being shaped by major infrastructure and city-building investments. The site sits within walking distance of the future Ontario Line and close to the planned East Harbour transit hub and employment district, placing The Riv within one of the city’s most significant growth areas.
The development will incorporate a geothermal energy system to support building heating and cooling while improving long-term energy performance and sustainability goals. Broccolini will also deliver a new publicly accessible park as part of its broader development efforts in the neighbourhood, contributing additional green space and helping connect the surrounding community to the growing network of parks and open spaces in the area.
