SAINT-EUSTACHE, QC, June 29, 2026 — Broccolini has broken ground on Phase III of l’Innoparc Albatros, a multi-phase industrial park development in Saint-Eustache, Quebec. The groundbreaking, attended by municipal officials and community representatives, marks the start of construction on a site totalling 2.5 million sq.ft. along Boulevard Industriel, designed to support distribution, manufacturing and technology operations.
Situated within Saint-Eustache's established industrial corridor, the site benefits from direct access to Highways 640 and 50. As part of the development, Broccolini will build a new road connecting the existing industrial park to boulevard Industriel as well as the REM Deux-Montagnes, including a dedicated bike path for the surrounding community. Both Pierre-Elliott Trudeau International Airport (20 minutes) and Montréal-Mirabel International Airport (25 minutes) are within close reach, connecting businesses to two major air hubs serving the region.
The first stage of the Phase III development will be anchored by a 100,000 sq.ft. built-to-suit facility being developed in response to an industrial requirement, with target completion by Q2 2027. Subsequent phases will follow as the park continues to take shape along Boulevard Industriel.
The development is expected to generate upwards of 300 jobs during construction, representing a significant contribution to the local economy and Saint-Eustache's industrial base.
"This project reflects our conviction in Saint-Eustache as a strong industrial destination in the Greater Montreal region," said James Beach, Executive Vice-President, Real Estate Development at Broccolini. "The site's infrastructure access, transit connectivity, and established industrial community make it a compelling industrial address built to serve this community for decades to come."
“The start of construction on Phase III of l’Innoparc Albatros is excellent news for Saint-Eustache. This major project reflects our city’s attractiveness for industrial investment and will help strengthen our economic development while generating tangible benefits for our community,” said Marc Lamarre, Mayor of Saint-Eustache.
L’Innoparc Albatros deepens Broccolini's industrial development presence in Quebec, adding to a portfolio of large-scale projects the company has delivered across Canada's major markets and reflecting the expertise Broccolini brings to complex, multi-phase industrial development.
