Société Immobilière Courbec
Société immobilière Courbec specializes in the administration and management of real estate projects (over 1M sq.ft. in Québec), most notably office buildings, shopping centres, union buildings, and technological development centres. Because of its comprehensive team of professionals and its reputation for meeting tight deadlines, Broccolini was entrusted by Courbec with the management of this new project located on Lapinière Boulevard in Brossard, near the Quartier DIX30.
The new multi-tenant building consists of 5-storeys of 25,000 sq.ft. each, 2.5 storeys of which is occupied by the offices of the Organisme d'autoréglementation du courtage immobilier du Québec (OACIQ), responsible for overseeing real estate brokerage in Québec since 1994, and bringing together over 10,000 real estate brokers and agents. The first floor offers space for restaurants and small shops.
Managing the project represented a significant challenge as the work was to begin in August 2009 and had to be completed by June 15, 2010, the date set for the OACIQ's move into its new offices. Another challenge of the mandate Courbec had awarded Broccolini, was the poor condition of the land, whose preparation alone would require several weeks.
Courbec obtained LEED® Silver Certification for the building, a certification awarded to sustainable construction initiatives that meet very strict standards. The building therefore has some very particular "green features", including 20 geothermal wells, a light-coloured roof to limit heat absorption, triple-glazed curtain walls aimed at maximizing the building's natural lighting (over 70%) and efficiency.Locate on Google Map
