This is Broccolini's second project for the Sunlife Financial Group. Aiming a LEED certification, this building is located in the industrial sector of one of Montreal's largest boroughs with proximity to major thoroughfares and the airport.
The project consists of building a turn-key, base building for multi-tenant warehousing in St-Laurent's industrial sector.
Due to the unknown number of tenants, interior finishes, demising partitions, and exit corridors may be added to the scope of work as spaces are rented (unit costs will apply to these works).
The first challenge is working in winter conditions. Also, the construction of this building is subject to height limitations (specifically with cranes) due to it's proximity to Pierre Elliot Trudeau Airport, thus, Broccolini is responsible for the coordination of all work involving cranes with airport authorities.
Furthermore, there is a constraint involving coordination with a next-door business whose activities depend on unobstructed access to its loading docks via a shared driveway. Any work that may affect their use of the driveway must be coordinated in advance, to their satisfaction.
